This Rental Agreement is concluded electronically between:
STORE UNIT (PTY) LTD ("Store Unit", "We", "Us")
AND
THE CUSTOMER (details completed online) ("Customer", "You")
By completing the online application and ticking the acceptance box, the Customer agrees to be legally bound by this Agreement and the Terms & Conditions below.
2. PAYMENT TERMS
Rental is payable monthly in advance.
Payment due on or before the 1st day of each month.
A refundable deposit equal to one (1) month’s rental is payable upon acceptance.
Accepted payment methods: EFT / Direct Deposit.

4. OWNERSHIP, AUTHORITY & INDEMNITY
The Customer warrants that they are the lawful owner or authorised possessor of all goods stored. The person completing this Agreement warrants authority to bind the Customer and accepts personal liability as co‑principal debtor, where applicable. The Customer indemnifies Store Unit against all claims arising from the stored goods.
5. RISK, LIABILITY & INSURANCE
All goods are stored entirely at the Customer’s own risk. Store Unit shall not be liable for loss, theft, damage or destruction of goods arising from fire, water, weather, acts of God, negligence, criminal acts, power failures or any other cause whatsoever.
Store Unit does not insure stored goods. The Customer is solely responsible for arranging adequate insurance cover.
6. PROHIBITED & RESTRICTED GOODS
The following may not be stored:
Explosive, flammable or hazardous materials.
Illegal or unlawful goods.
Perishable goods or goods emitting odours.
Animals or living organisms.
Goods exceeding load limits or 500kg/m².
Store Unit reserves the right to remove prohibited items at the Customer’s cost and risk.
7. USE OF THE STORAGE UNIT & FACILITY
Units may only be used for storage purposes.
No business operations, habitation or sub‑letting permitted.
Units must be kept clean and undamaged.
The Customer is liable for all damage caused by themselves or their agents.
8. ACCESS & SECURITY
Access is permitted during designated access hours only.
Customers must provide and maintain their own locks.
Keys may not be left with Store Unit.
Emergency or after‑hours access may attract additional fees.
9. NOTICE, CANCELLATION & VACATING
A minimum of 30 days’ written notice is required to terminate a month‑to‑month lease.
Fixed‑term agreements may not be cancelled early without penalty.
Units must be vacated clean, empty and undamaged.
10. OVERDUE ACCOUNTS, LIEN & PENALTIES
Interest may be charged on overdue amounts.
Store Unit retains a lien over all stored goods until all amounts are settled.
Administrative, lock‑out and collection fees may apply.
11. DISPOSAL OF GOODS
If rental remains unpaid for three (3) consecutive months, goods will be deemed abandoned. Store Unit may open the unit, remove, sell or dispose of the goods without further notice. Proceeds will be applied to outstanding amounts. Any shortfall remains payable by the Customer.
12. DISPUTE RESOLUTION
Any dispute shall first be referred to mediation before litigation. The costs of mediation shall be shared equally unless otherwise agreed.
13. VARIATION OF TERMS
Store Unit may amend these Terms & Conditions by providing 30 days’ written notice. Continued use of the unit constitutes acceptance of the amended terms.
14. DOMICILIUM & ELECTRONIC NOTICE
The Customer selects their physical and email addresses as domicilium for service of legal notices. Email communication shall constitute valid written notice.
15. PROTECTION OF PERSONAL INFORMATION (POPIA)
15.1 Store Unit (Pty) Ltd processes personal information in accordance with the Protection of Personal Information Act 4 of 2013 (POPIA).
15.2 The Customer consents to the collection and use of personal information for:
Administering this rental agreement and credit control.
Access control and legal compliance.
Communication regarding the services.
15.3 Information may be shared with third parties (debt collectors, insurers, etc.) where reasonably necessary.
15.4 The Customer has the right to request access to, or correction of, their stored information.
16. GOVERNING LAW
This Agreement shall be governed by and interpreted in accordance with the laws of the Republic of South Africa.
17. SEVERABILITY
If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions shall continue to be in full force and effect.
